| how to take out and clean ? regrease and keep from chirpping? what to grease with . and any tricks and tips 1977 xs 650 with points

To clean the thing -- one of the guys here suggests a bore brush from a gun-cleaning kit. Says it works real swell. Sounds good to me, too.
Regrease with moly grease, according to retiredgentleman, who says that's what Yamaha recommends.
If the thing is chirping, you might want to look at replacing the bushings (bearings?) and seals that carry the advance rod through the tunnel in the camshaft. Mike's XS has new ones for sale cheap.
